Everyone else sells you a list.
We tell you which property to chase.
We read every parcel in a town — the zoning the town actually filed, the permit and ownership records, and the roof and yard from above — then surface the ones that matter for your trade. You get the address, the owner, and the reason it's on your list.Almost none of it is listed anywhere.

Everyone else helps you work the customers you have.
We find the ones you don't.
GroundIQ fuses three signals no competitor combines — parcel-level satellite vision, live government permits, and property records — into one answer: who needs work, why, and when.
“Dark, mossy asphalt roof — looks 15–20 years old.”
“Strip & re-roof permit issued July 2025.”
“Single-family home, built 1930.”
The camera sees an old roof. The permit says it was just replaced. So we tell your rep: maintenance, not a re-roof — skip it and knock the ones that convert.
Roofers
The homeowners whose roof is actually near end of life — read off the roof, not guessed from the build year.
- Aging-roof lists by town
- Roof condition + measurements from the sky
- Owner name + mailing address on every home
Landscapers
Which yards to knock and what to sell — by season, ranked by route.
- Route density (the mowing margin lever)
- Newly-built + neglected-yard lists
- Seasonal engine: right pitch, right week
Builders
The buildable lots — and how many units actually fit after setbacks and wetlands.
- Buildable-land browser by town
- Subdivision yield + zoning envelope
- Wetlands, flood & permit intelligence
You can't buy this data.
It didn't exist until we built it.
Public records are the raw material, not the product. The zoning tables aren't published as data. Roof condition and usable yard aren't records at all. We make them — then score every parcel for what it's worth to your trade.
One schema, every town
3.4M+ parcels across 351 towns — and every town formats its records differently. Getting them into a single structure that can actually be queried is the unglamorous part nobody else has finished. It is why everything below is possible.
Roofs and yards, read from the sky
Our vision models score each parcel off aerial imagery — roof condition, usable yard, building footprint. This is not a record anyone can look up. It does not exist anywhere until we compute it.
The zoning nobody digitised
475 districts as filed with the state, and behind them the dimensional tables — setbacks, coverage, frontage, height. Towns publish those as PDFs, when they publish them at all. We transcribed them into data. There is no download for this.
Scored four ways
The same parcel means different things to different people. Our scoring reads it as a builder, a roofer, a landscaper and an investor — what fits after setbacks, which roof is near end of life, which yard is worth the drive, which deal underwrites.

You'd be one of the first.
That's why the terms are what they are.
We're not going to show you testimonials from customers we don't have yet. The engine is built and the numbers hold up — open a parcel in your own town and we'll show you exactly what sits behind every figure. The company is early. If you'd rather wait until there's a case study, that's a completely reasonable call.
One company per town
A town gets claimed once. Nobody else works this list there while your account is live — it is one row in the database with your name on it, and it releases the day you leave. 10 seats, one per area, first to claim it.
Founding rates, held
First cohort gets in below list while we learn what this is worth. Your rate does not move without a conversation first.
You talk to the person building it
Not a rep. If something is wrong or missing, you tell me and I change it — that is the entire reason the first customers matter more than the hundredth.
Questions, answered.
Find out what's in your town.
Twenty minutes, and you'll see your own patch read back to you — the lots, the roofs, the yards, whichever one you sell. If it's not useful you'll know inside five.
