The replacement band,
town by town.
Retail work that isn’t waiting on a storm. Every one of the state’s 351 towns, showing where the older housing sits, how many homes are in the window when a first or second asphalt roof comes due, and which way that number is moving. The roof on each one measured from above.
The dollar figure is the count times one rate — $12,000, the New England asphalt re-roof our own pricing uses. It is arithmetic you can redo, not a forecast. Surface area is the measured plan area of 478M sq ft tilted by 1.12×, a 6/12 pitch — see the note under finding three.
Where the old houses are.
Shaded by rank, so one large town cannot flatten the rest: each shade holds the same number of towns. Hover for the figure, click for that town’s page. Oldest housing is the age of the typical house from the assessor’s year built — not the age of its roof, which nobody records.
The biggest towns are not where the band is.
The band is a building period, not a population. A town that filled in before the war holds very few of these homes however large it is, and a town that was built through the nineties holds a great many however small.
Among towns with at least 2,000 homes on record, the share sitting in the band runs from 0.4% to 42.4% — a spread wide enough that the town with the most houses and the town with the most work are rarely the same place.
Half the band arrived in the last ten years.
Twenty to forty years is a wide thing to call one cohort. Split at its midpoint, the older half — built 1986–1995, now 31–40 years old — holds 128,653 homes. The younger half holds 117,297.
Behind them, 24,646 homes built 2007–2011 are not in the band today and enter it over the next five years. That is 10% of today’s band arriving on top of it, and it is not spread evenly.
None of this says a roof is due. It says when the houses were built, which is a fact about the town, and leaves the rest to you.
Towns with at least 300 homes in the band today, so a small base cannot manufacture a large percentage.
The same numbers, the way you'd describe your patch.

Regions follow county lines except where local usage plainly differs — the Merrimack Valley crosses two counties, and the towns on Norfolk’s coast are worked as the South Shore. Nobody agrees on exactly where MetroWest stops, so these edges are a convention, not a boundary. The town table below is the version with no opinion in it.

Median roof and roof measured cover the homes in the band that have a measured roof. All roof figures are PLAN area, measured from above. “Assessor ÷ roof” reads n/a where the town’s assessor sent no building area atldquo;Assessor “Assessor ÷ roof” reads n/a where the town’s assessor sent no building area atdivide; roof “Assessor ÷ roof” reads n/a where the town’s assessor sent no building area atrdquo; reads n/a where the town “Assessor ÷ roof” reads n/a where the town’s assessor sent no building area atrsquo;s assessor sent no building area at all — see below.
“Building area” means two different things, and which one you get depends on the town.
For each town we took the median assessor building area of the homes in the band and divided it by the median roof we measured from above. We expected a spread. What came back was two separate populations with almost nothing between them.
Between them, at 1.6–1.8×, sit 3 towns out of 300. That gap is the finding. A range of house shapes would fill it in smoothly; a choice each assessor makes about what to write in a column does not.
And 25 towns come in under 1.00×, where the assessor’s figure is smaller than the roof — garage and porch under the same roof, never reaching the finished-area column.
So a multiplier calibrated in your own town is not slightly off in the next one. If you cross that line it is out by roughly double, and nothing on the card tells you which side you are on.
Where the measurement comes from. The state publishes a building-structures layer traced from aerial imagery — a roof outline, seen from above, with its area already computed. We matched it to 244,164 of the 245,950 homes in the band.
Plan area, and what you actually shingle. A traced outline is the roof seen from above — its plan area, overhang included. The surface a crew strips and covers is that plane tilted: the band’s 477,544,500 sq ft of plan becomes roughly 534,849,840 sq ft of shingled surface at 1.12×, a 6/12 pitch. Every per-town figure in the table below is plan, because that is what was measured; the pitch on any individual house is not something we can see from an outline. What we never do is stack a pitch-and-overhang multiplier on top of a roofprint, which would bill the eaves twice.
Four gaps in this data, named.
Their assessor extracts carry the column empty for every home in the band — 13,365 homes, including springfield, boston, north andover. Those homes are still counted and still have a measured roof; only the assessor comparison is blank for them.
Mostly condominium parcels and homes whose structure the aerial tracing never caught. They stay in the counts and are left out of the square footage rather than filled in with an average.
Its assessor sent no year built on any of its 2,672 homes, so there is no way to place them in the band or out of it. It reads not counted above rather than zero, because zero would say there is no work there and we do not know that.
We went looking for a town where roofing permits would show which homes had already been done. There isn’t one. So a home re-roofed last year still appears in the band, and nothing here can tell you otherwise.
The filter, in full — so you can argue with it.
Everything above comes out of these five rules. It is the same filter the product runs, not a version written for a report — so if you disagree with one of them, you know exactly which number to discount:
- Single- or multi-family. assessor use code 101, 104, 105 or 109 — not condos, not vacant land, not commercial.
- Owned by a person. the owner of record is a name, not an LLC, trust, estate, church, town or corporation.
- Built 1986–2006. 20 to 40 years old — the window in which a first or second asphalt roof comes due.
- Assessed at $250,000 or more. the floor below which a re-roof stops being a job worth driving to.
- Under 12,000 sq ft of building. drops the handful of estates and misfiled commercial records. It removes about a third of a percent.
- It is not a list of roofs that need replacing. We tested whether we could rank houses that way and measured it at no better than chance. So we publish the band and leave the judgement where it belongs.
- It is not roof age. Nobody holds a statewide record of when roofs were replaced. Year built is the assessor’s, and it is all anyone has.
- It is not storm damage. No roof on this page has been looked at since any storm.
